As Graduate housing at the Courtyards for the 2024-25 lease year is at full occupancy, it is recommend that interested Graduate students looking for housing, visit StarRez.umd.edu and fill out the “Commons/Courtyards Leasing Interest Form”. Students will be notified of possible vacancies. 

The Courtyards is a community that caters to over 700 UMD students, and is affiliated with The University of Maryland.  Every unit in this garden style community is fully furnished and features a full-size washer and dryer!  We are located across from the Xfinity Center and the UMD shuttle runs through Courtyards.

The Application Process

Application – Submitting an online Application does not obligate you to lease with us, but completion of the form is required for you to have the opportunity to lease at the Courtyards. No further paperwork or payments will be required of you until you decide to sign a lease. Please read below information on the payments and paperwork required at the time of your lease signing.

Getting Ready For The Leasing Process

You should take the time to look over the following items so you can be prepared for the leasing process. If you do not have all of the required payments and paperwork on the leasing date you are issued, you will NOT be able to lease and may lose your space to the next waitlist applicant.

Lease Reservation Payment– Communication will be sent to your @umd.edu email address with instruction on how to complete your payment. Your lease reservation fee ($300). 

Groups and Roommates – Applicants will be able to form groups with other eligible UMD graduate students prior to virtual apartment selection. If a student chooses to participate in virtual apartment selection as an individual, they will be assigned roommates.

Renter’s Insurance – In order to protect our residents from unforeseen situations, The Courtyards at UMD require all residents to purchase renter’s insurance with a minimum liability coverage of $100,000.  Renter’s insurance can provide protection for accidental damage, theft, fire, water damage, and more.  Renter’s insurance can also cover your personal property, which is not insured by The Courtyards, as well as damage to the site/buildings for which you may be found liable.  Many residents can utilize their parent’s/family members homeowner’s insurance for their desired coverage.  We recommend speaking with an insurance agent.  CTY does not recommend different insurance companies.

Guarantors – A guarantor must be listed on the Leasing Application. Guarantors are required regardless of resident’s age. Keep in mind you cannot list yourself or another University of Maryland student as your guarantor. Guarantors must be over the age of 21. SSN’s are required from guarantors. No credit check will be ran on the guarantor or the resident. Guarantor forms will be automatically sent via DocuSign to the contact listed on the application following the resident’s signing of the lease.

Rates and Floor Plans

Housing for this program will take place in Building 6 and contains 94 total bed spaces. 64 of the 94 spaces are 4 Bedroom – 4 Bathroom. 30 of the 94 spaces are 2 Bedroom – 2 Bathroom Deluxe.

Twelve installments per person for a standard term of August 20, 2024 to July 28, 2025. 

There are no options for an move-in date earlier than Tuesday, August 20, 2024 at 12pm.

Upon signing the lease, a lease reservation payment ($300) is due. The $300 lease reservation payment is deducted from the first installment.

Residents are required to purchase renter’s insurance prior to move-in.

Leases are given on a individual basis. Rates listed are per student.

What's Included in the Rate?
  • ALL utilities (internet, electricity, water) are included in the installment.
  • Residents are permitted to register one vehicle to park at The Courtyards at no additional cost. During move-in, please bring your license and original vehicle registration.  The vehicle should be registered to you, an immediate family member sharing the same last name, or have the same address as listed on your license (we cannot register your vehicle if it does not meet this criteria).

Additional Financial Information
Your lease at the Courtyards is for an 11.25 month period beginning August 20, 2024 and going through July 28, 2025. All rates are per person. The lease reflects a total amount divided into 12 equal installments due August 1 through July 1. These installments do not represent a monthly amount and are not prorated.

Residents are provided with an online resident portal where you can view your bill, set up automatic payments and submit work orders.

After a lease is signed, the only way to cancel your lease and no longer be financially responsible, is to go through the lease transfer process. Residents are responsible for finding another eligible UMD graduate student to take over the remainder of the lease. A $100 transfer fee is also required.

Lease Transfer, the process by which you can transfer your lease to another eligible University of Maryland graduate student, is held every month except for February, March, and August. Lease Transfer is the only way to end your lease prior to July 28, 2025.  The last opportunity to transfer your space before move-in is July 20, 2024, at 4pm. The next available date after the July 20 deadline is September 4, 2024.  The lease holder remains financially responsible for their lease until the transfer process is completed.  The responsibility of finding a releasor lies on the lease holder (not the Courtyards at UMD).  You can only transfer to another UMD graduate student (you will not be allowed to transfer to UMD undergraduate students).

Eligibility

Leasing eligibility is determined by the University of Maryland’s Department of Resident Life and the Residence Hall Association (RHA). Students must submit a graduate student leasing application on StarRez by the deadline to participate in virtual apartment selection. 

Who's Eligible?
  • Applicants must be in good academic and judicial standing with the University. 
  • Lease-holders must be registered full-time graduate students at the University of Maryland, College Park.
